Grounds maintenance across Ipswich and Brisbane.

Grounds maintenance on a set schedule, done by the same crew every visit.

TW Horticultural Services looks after commercial golf course grounds, residential estates and body corporate common property across Ipswich, Springfield and Brisbane's west.

You get a written scope, a named supervisor and a photo report after each visit. Nobody on your committee has to chase us.

Who we look after

Residential estates and developers

Entry statements, parks, verges and retention basins, kept to the standard buyers saw on the brochure.

Body corporates and strata

Common property, gardens and lawns for townhouse and unit complexes. Strata grounds maintenance with a scope your committee can read in five minutes.

Golf clubs and sporting grounds

Our crew already holds a commercial golf course contract, where the grounds are the product.

Commercial and industrial sites

Offices, warehouses and business parks where the front of site is the first thing clients see.

How a grounds maintenance contract with us runs

  • A written scope of works: every area, every task, how often. Photos of "acceptable" attached.
  • Visits more often in the growing season (often fortnightly from spring to autumn) and less in winter.
  • The same crew and a named supervisor every visit.
  • A short report with photos after each visit.
  • Urgent jobs, like a fallen branch or a burst irrigation line, answered within hours.
  • A review at six months, so the scope keeps up with the site.

What grounds maintenance costs

Most sites pay a fixed monthly fee for the scope, with extras priced separately. The fee depends on:

  • The size of the lawns, beds and hedges
  • How often each job happens
  • How tidy the site needs to look (a golf course entry is different to a car park)
  • Green waste removal
  • Access and hours, for example early starts before residents are up

Usually priced as extras: storm clean-ups, replanting, big tree work and irrigation upgrades. We list them in the quote so they don't surprise anyone at the AGM.

From site walk to first visit in five steps

  1. We walk the site with you and note every area and problem spot.

  2. You get a written scope and a fixed monthly price.

  3. We agree a start date and take baseline photos on day one.

  4. Visits run to the schedule, with a report after each one.

  5. We meet at 90 days to check the scope is working.

A commercial grounds maintenance company with the same crew every visit

  • The crew that keeps commercial golf course grounds to a members' standard looks after your site.
  • Same people each visit, so nobody has to explain the site twice.
  • Inducted and insured, with certificates sent with the quote.
  • Registered company since December 2020, ABN 71 646 677 830.

If your site isn't a fit for us, we'll say so up front and point you to someone who can do it.

Also on contract: pools, cleaning and pressure washing

We can add these to a grounds contract so one contractor covers the outside of the site:

  • Pool maintenance
  • Facility cleaning and servicing
  • Pressure washing of concrete, paths and structures
  • Glass pool fence and window cleaning

Grounds maintenance questions we get asked

Most sites pay a fixed monthly fee for a written scope, with extras like storm clean-ups priced separately. The fee depends on the size of the site, how often each job happens and the standard you need. We give you a number after the site walk.

Most South East Queensland sites need visits more often through the warm, wet months and less in winter. We set the frequency for each task in the scope, so you're not paying for visits the site doesn't need.

Yes. We look after common property for body corporates, with a written scope, the same crew each visit and a short report the committee can read.

Yes. The same crew learns the site, which is how the standard stays the same from month to month.

Yes. We walk the site, write the scope and take baseline photos on day one, so it's clear where things stood when we started.

Our grounds contracts are for estates, body corporates and commercial sites. For a home garden, see our horticulture services.
